Sell or Rent Calculator is an independent tool for US homeowners deciding whether to sell their home or keep it and rent it out. It does one thing: compare the two paths with your numbers, including the federal tax rules that apply when a former main home becomes a rental.

It isn’t connected to a real estate agency, property manager, lender or tax firm. There are no sign-ups, no email gates and no lead forms. The calculator runs in your browser and doesn’t send what you type anywhere.

Every formula and assumption is published on the methodology page, with IRS sources for each tax rule. It’s a decision aid, not tax, legal or financial advice.
